Farmhouse Upstairs - Bedrooms and Bathroom

Upstairs bathroom containing shower, basin and toilet. Tiled floor with feature exposed timber. Water heater is also located in the bathroom. Electric thermostatically controlled heater ensures hot water constantly and economically. Bathroom is fitted with shaving points and electric heater with frost setting. Tiled floor throughout. Light and ventilation - Velux roof window.

The Farmhouse has 2 very spacious bedrooms. The "back bedroom" contains a double bed and assorted units and drawers. Seagrass carpeting completes the floor whilst exposed beams and original gable wall complement the Breton rendered plaster throughout. All walls have recently been painted white. A huge Velux roof window with pull down blinds brightens the bedroom space and also affords great views of the back garden and surrounding area. Bedroom is heated via thermostatically controlled wall mounted heater with frost setting.

The bedrooms and bathroom are accessed via the open staircase. The entire landing area is carpeted in seagrass to tie in with the 2 bedrooms and is illuminated with contemporary chrome halogen spotlights. Additional natural light is thrown into the stairwell via glassbricks inserted into the bedroom wall. As can be seen a stair gate has been added for additional security and peace of mind for parents when toddlers are at play.

The "front bedroom or family room" is significantly larger than the back and has 2 single beds and a double with ample room for a travel cot or double airbed. This room is very well appointed and again makes great use of farmhouse features, exposed stone and beams. 2 large Velux roof windows and a large floor level window add light to this stunning room. Views of the surrounding countryside add to the rural serenity of the house.

Farmhouse Interior Ground Floor

The ground floor is primarily one bright and airy room with an open staircase in one corner leading up to the bedrooms and bathroom. In the opposite corner is a very well appointed kitchen with deep sink, gas hob, electric oven, fridge and assorted kitchen units and work surfaces. The entire ground floor is tiled making it very easy to clean and adds to the rustic feel of the space. Wooden framed double glazed windows light the spacious living area.

One of the key features of the living room area is the fantastic stone fireplace and exposed oak beams. All exposed wood has been treated. To add heat on cold winter nights we have installed a powerful 9.5kw wood burning stove, which adds to the overall rustic charm of the granite stone fireplace. The close proximity of the kitchen and dining area means the host is never too far away from the guests.

Purchased in 2004, the Farmhouse had a complete renovation which took 8 months. The old roof timbers, joists and original slates were removed and replaced with complete new timber work and metal guttering. 4 large Velux windows were also added to the new roof structure. The entire loft space is insulated and is very well ventilated. Due to the creation of bedrooms and bathroom on the second floor - new beams and walls were added and the entire structure rewired and plumbed. Throughout the entire house all wall surfaces are painted white - and all exposed stone has been sand blasted to rejuvenate the original colouring and texture.
